A continuous five-storey structure is proposed, which corresponds particularly with the surrounding buildings in terms of the street space contours and which entails a clear boundary to the street.
Apart and different from this structure, an elliptical high-rise building situated almost parallel to the street area is proposed for 'project area I', which, as a suspended design, effectively distances itself from the five-storey building in terms of urban architecture.
The demolition of the existing building fabric is proposed for 'project area II'. This is to be replaced by a compact and very economical office building (comb structure). It is considered important to provide pedestrian access through a series of front courtyards. By distancing itself from the inhospitable access road, an attractive forecourt was created to front the building, with a separate, appropriate entrance for each unit.
The basic approach to devising a solution for the whole project area meant creating a continuum of individual units with their own distinguishing features, which ‑ by virtue of being distanced from public and semi-public areas of the street landscape ‑ are able to express their own individuality. Both for 'project area I' and 'project area III', this makes it an ideal ground-floor location for small-scale and large-scale retail uses (shops, restaurants etc.)
